Building waterproofing repair: from fringe to mainstream, technology drives industry change

The 3rd Architectural Waterproofing and Repair Technology Forum highlighted the immense potential of the industry, noting a market shift from new construction to the maintenance of existing structures, alongside emerging trends toward technological upgrades and standardization. Fang Daifu’s inclusion on the list of "Emerging Enterprises" signifies market recognition of companies that successfully integrate technology with service.

When many people hear the words “building waterproofing repair”, their first reaction is often that it is niche, scattered, and difficult to do. They even think that this is a replacement business that emerged after the new housing market cooled down.
But the reality is just the opposite. The real increase is not in new construction, but in existing stocks.

Building waterproofing repair scene

The third Building Waterproof Repair Technology Forum in Suzhou brought to the forefront a fact that has been underestimated for a long time: waterproof repair is not a side business, but one of the most certain trillion-level needs in the era of urban renewal.
More importantly, the competition on this track has long been not “who can take the order”, but “who can really fix the leaks.”

Many people understand the repair market as “making up for what is missing”. It sounds simple, but it feels like a low-threshold manual job.
But once you put your perspective into larger scenarios such as urban renewal, renovation of old communities, and renovation of self-built houses, you will find that things have completely changed.
Building leakage is not a single point of failure, but a systemic problem caused by the superposition of aging materials, structural cracks, construction defects, and environmental erosion.
It does not correspond to one-time repairs, but long-term maintenance, repeated verification and standardized services.

As China’s urbanization enters the second half of the process, the industry logic is shifting from “incremental construction” to “maintenance of stock”. This is the fundamental reason why the renovation market has suddenly been brought to the forefront.
The signals at the policy level have been very clear.
The Ministry of Housing and Urban-Rural Development continues to emphasize urban renewal and the improvement of the quality of existing buildings. Many places have also begun to launch financial support for the renovation of old communities, roof waterproofing repairs, and elevator installation supporting projects.
On the surface, this is a public governance action; looking deeper, it is a rearrangement of the demand structure.

Waterproof repair technology display

In the past, waterproofing companies relied more on developers and new projects, with concentrated orders, short cycles, and fierce price wars.
Now, the market is beginning to extend to communities, families, properties, and public buildings. The demand is more dispersed, but it is also more stable and longer-term.
For ordinary consumers, this means that a “long-lasting” house is no longer just about being able to live in it, but must be lived in with peace of mind; for the industry, this means that the era of competing for scale has passed, and the era of competing for technology, reputation, and delivery capabilities is coming.

This is why Liu Chunyang focused on grouting technology at the meeting. It was not accidental.
Many people’s understanding of grouting remains at “injecting a shot into the crack”, which seems to be just one of the repair methods.
In fact, grouting and waterproofing represent the core change in capabilities of the renovation industry: from experience-driven to technology-driven, from extensive construction to precise management.
Technologies such as pre-grouting, post-grouting, and lining crack grouting are not just process terms, but also the ability to classify and handle the causes of leakage.
How to choose materials, how to match machines and tools, how to control pressure, how to judge paths, if any link is not in place, it may turn from “repair once” to “repeated repair”.

In this sense, the competition for waterproof repairs has come close to the logic of the medical industry – not to cover the superficial symptoms, but to find the lesions and establish a reusable treatment plan.
Behind technological upgrading, there is a more realistic direction: greening, intelligence and standardization.
The reason why some renovation projects in the past had a bad reputation was not because no one wanted to do it well, but because the materials had insufficient durability, on-site judgment relied on the experience of the master, and the construction process lacked unified standards.
Now the industry is beginning to emphasize environmentally friendly and non-toxic materials, intelligent detection, real-time monitoring and standardized construction. This is not conceptual packaging, but market pressure.

Once leakage repair is done as a “blind repair”, the cost of rework will be extremely high, and consumers’ distrust of the industry will continue to be amplified.
On the contrary, if problems can be identified in advance through the Internet of Things, inspection equipment, and standardized construction methods, and the results can be visualized, repairs will change from “hitting a chance” to “verifiable service.”
This is an upgrade for the industry and a reduction in trial and error costs for users.

The “Evaluation of the Innovation Capacity of China’s Home Decoration Waterproofing and Leakage Repair Enterprises” published by the forum, as well as the lists of “Top 20 Innovative Enterprises” and “New and Cutting-edge Enterprises” are essentially sending a signal: the repair market is moving from melee to stratification.
The fact that Fangdafu received the title of “New Enterprise” shows that the market is beginning to reward companies that truly combine technology, engineering experience and service systems, rather than players who only acquire customers at low prices.

For consumers, this is a good thing.
Because when an industry begins to have evaluation standards, technical thresholds, and brand distinctions, the final beneficiary is often not capital, but ordinary owners—at least when it comes to high-frequency pain points such as leaks, repairs, and disputes, there will be fewer and fewer pitfalls.
But don’t think about this track too idealistically.
The trillion-dollar market does not mean that everyone can make money, and the stock market does not automatically mean high profits.
The real difficulty of the repair industry is that it requires both technology, management, and service awareness.
The bigger the market, the easier it is to attract low-level competition; the hotter the policy, the more likely it is to spawn a group of players who only talk about concepts and don’t understand the scene.

The companies that can really stand firm in the future will not be the companies that shout the most slogans, but those companies that can truly implement standards, talents, materials, and digital management on the spot.
In the final analysis, the value of building waterproofing repair is not just to repair a leak, but to repair the durability of a city and the sense of security of ordinary people.
Houses will age, their structures will change, and their needs will escalate, but no one is willing to have to deal with water seepage during the rainy season, during heavy rains, or several years after handing over the house.
The final test of the growth of this industry is not how many forums are published or how many lists are published, but whether more families can have less rework, less disputes, and less helplessness.
For ordinary people, the real value is not the words “trillion market”, but whether their roofs, walls and underground space can withstand time.
