Various regions are promoting the construction of “good houses” to improve the quality of living and promote industry upgrading.

Across the country, the construction of "quality homes" is accelerating in accordance with the *Code for Residential Projects*. Guided by new standards, these "quality homes" meet public demand and stimulate consumer interest in housing upgrades; furthermore, they drive the coordinated upgrading of upstream and downstream industries, thereby propelling the transformation and upgrading of the real estate sector.

“The floor heights are higher, there are more balconies, and the sound insulation and noise reduction are better.” During this May Day holiday, Shanghai citizen Ren Kai was busy choosing a house to look at. After comparing multiple properties on the spot, he was moved by a new property built in accordance with the new standards. “This is the good house in my mind!”

The “Residential Project Specifications” implemented on May 1 last year clarified the construction standards of “good houses”.
Various regions have accelerated the implementation of standards, introduced supporting policies based on local conditions, and high-quality residential projects continue to emerge.

During the “May Day” holiday, I visited the real estate markets in many places and found that “good houses” guided by new standards are more in line with the people’s needs for quality housing and effectively stimulate the vitality of improved housing consumption.

In a real estate built to “good house” standards in Yinchuan, Ningxia, there is an endless stream of citizens coming to view and choose houses.
According to the person in charge of the project, the minimum floor height of the project is 3 meters, and the bungalow product can reach 3.15 meters. The housing acquisition rate is close to 100%, and the spatial layout is more reasonable. It is favored by many improvement-oriented home buyers.

The “15th Five-Year Plan” outline clearly proposes to build “good houses” that are safe, comfortable, green and smart.
This year’s government work report proposes to promote the construction of “good houses” that are safe, comfortable, green and smart in an orderly manner.
Safety, comfort, greenness and wisdom are embodied as a living experience that is accessible to the people.

Residential safety is the primary criterion for a “good house”.
New “good house” projects in various places focus on improving the safety performance of buildings such as earthquake resistance and fire prevention. Gas alarms and automatic cut-off devices, smart door locks, etc. have become “standard features” in more and more buildings.

Shanghai Yuexiu Investment·Heyue Changning Project adopts an intelligent security system, which can automatically alarm when theft occurs; the elevator is equipped with a five-way communication system, which can quickly contact rescue in case of failure; the rainwater reuse system can speed up the infiltration of rainwater, reduce rainwater runoff, and effectively alleviate problems such as “waterlogging” in residential areas during heavy rainfall.

In response to people’s livelihood pain points such as residential leakage, poor sound insulation, and odor transfer in kitchens and bathrooms, “Good House” projects in various places have proposed targeted solutions to promote a comprehensive upgrade of residential comfort.

Beijing Zhongjian Chenyuan project optimizes residential details in many key aspects.
Through floor slab floating technology, thickening of household walls, soundproof doors and windows, etc., the sound insulation effect is enhanced to block noise from neighbors and the outside world; technical measures such as high-quality flues, anti-back valves, same-floor drainage, self-replenishing floor drains, and silent pipes are used to systematically solve problems such as odor transfer, odor return, and drainage noise.

The deputy general manager of China Construction Intelligent Land said that the construction of “good houses” is no longer an afterthought to fix the pain points of living. It is about pre-processing factors that may affect the quality of life based on the residents’ living experience, solving problems in the design and construction stages, and achieving systematic management from design, material selection, technology, actual measurement to delivery feedback.

The application of new technologies and new materials has also made homes greener and smarter.
Demonstration projects in many places use smart community systems to set up emergency call buttons and intelligent monitoring equipment in children’s activity areas, public gardens and other places to achieve all-weather monitoring of high-altitude parabolic objects. Green and low-carbon building materials are fully used to support whole-house smart homes. Through touch screens, voice interaction, mobile apps and other methods, intelligent control of indoor lighting, curtains, air conditioning, floor heating, fresh air and other equipment functions is realized.

In the past year since the implementation of the “Residential Project Standards”, policy advancement and market response at the national level have shown a positive trend.
According to agency statistics, nearly 50 policies related to “good housing” have been issued in various places, covering both technical specifications and support policies. The policy coverage chain is more complete, extending from land supply, planning and design, construction to financial support, post-operation and maintenance and other links.

The results of the construction of “good houses” continue to show, which not only improves the quality of housing, but also promotes the transformation and upgrading of the real estate industry.
Home buyers have higher requirements for space, home acquisition rate, and living experience, which is accelerating the update and iteration of residential products.

New houses must be built into “good houses”, and old houses must be transformed into “good houses”.
A “good house” is not only an improvement in living space, but also represents a change in lifestyle.
Various regions are exploring diversified renewal and renovation paths for existing housing in accordance with local conditions.
Beijing, Shanghai, Guangzhou and other cities are piloting the “original demolition and original construction” model, and Wuhan is piloting the “residential cooperative” independent renewal mechanism. Measures such as installing elevators, energy-saving renovations, and smart upgrades in the renovation of old communities across the country are jointly promoting the existing housing stock to gradually move towards “good houses”.

The construction of “good houses” also drives the coordinated upgrading of upstream and downstream industries such as green building materials, intelligent equipment, and prefabricated buildings.
Data from the Hubei Provincial Department of Housing and Urban-Rural Development shows that the local “2 + 4 + N” smart construction supply chain platform has been built, integrating more than a thousand companies, and 127,000 housing units on the chain. More than 60 key companies have established a smart construction industry cooperation alliance to cultivate new productivity in the real estate industry with new supplies.

Some experts believe that the construction of “good houses” is an important measure currently aimed at stabilizing the real estate market and optimizing the supply structure. By solidly implementing the “Residential Project Specifications” and guiding the market to transform from “owning a house to live in” to “living in a good house”, the development model of real estate enterprises and the competition logic of the industry are expected to be reshaped, and the potential of housing consumption will continue to be released.
